Sometimes a surveyor will be asked to prepare a detailed report to give a market value of a property you own or are thinking of buying. During times of market uncertainty, surveyors always err on the side of caution.
If a surveyor places a value on a property which is more than 10-15% above or below the market value at the time the report is prepared, they may be found negligent.
Much will depend on the type of report that you asked for. When a full structural survey is required, the surveyor is often exposed more as there will be a lot more information within the report which could potentially be challenged.
